I believe that the cornerstone for any successful business is customer service. Without customers one cannot create a successful business. As with any appraiser over 50% of my time is spent in the field. By running the office out of my home, I can be available outside the normal office hours. This allows contact with borrowers/clients who are not available during normal business hours.

Turn-Around Time
Turn-around time is usually 24 to 48 hours after inspection. Overall turn-around time varies from case to case depending upon: response of the homeowner/borrower, location of inspection, and the way in which the report must be delivered. The rapid turn-around time will allow you to concentrate on feasible tasks. You will spend less time fielding phone calls on the status of orders. This will allow more time to establish new clients, take that long lunch break, or maybe even take off early. When you order an appraisal from Shawn Foppe Appraisal, you will learn not to burden yourself with worrying if and when you will receive the appraisal.

Experience
Since 1998 I have completed over 3,500 residential assignments. I have become accustom to common underwriter flags. This can save all of us valuable time. I attend annual continuing education classes to further knowledge, keep up-to-date on industry changes and meet all state requirements.
A large percentage of my assignments have been in rural areas. Some of these areas have no multiple listing service or local real estate agents. I have experience in utilizing county records to search for available recent sales.
I have vast experience with foreclosed
properties. In the past 8 years I have appraised several hundred properties that were vacant due to foreclosure. I have completed numerous appraisals for FHA Reverse Mortgages.
Some of the clients served are: LandAmerica lender Services, LSI, SteetLinks, TraceCorp Settlement Services, Jersey State Bank, Financial Freedom Corp., HMB Inc., JP Morgan Chase Bank, Citi, Bank of America, Premiere Asset Services, US Bank, Homeq Servicing, and private investment persons/companies and other appraisal companies.

Database
Maintaining an extensive comparable database allows coverage of relatively large area. I have access to four Multiple Listing Services, which cover in excess of 16 counties in the southern half of Illinois.

Coverage Area
Unlike many of my competitors, I cover every neighborhood in all the counties listed. Fees are based on distance and availability of comparable sales data. See Fee Sheet for more information.

Professional Reports
Thorough reports are completed with consistency
so they are easy to read and understand. Fees include digital subject and comparable photos, a detailed location map, and a sketch when applicable. Photos of deferred maintenance, safety concerns, and interior photos are always included at no additional cost. |
